For the Intelligent Buyer, please consider:
If you could even find one quite like it, our house would cost you 2
million Euros in Madrid, Paris, London, Amsterdam, Berlin etc. And
then they say Marbella is expensive! Also, despite certain ups and
downs, long-term, values here always hold.
With the high speed AVE (TGV) trains already coming to Malaga, and
soon to Marbella itself, demand will not diminish. In fact, long-term
demand will likely double the value of our magnificent, safe, large four
storey townhouse, during the next 6 or 7 years. Superbly located at
the edge of a valley in front of a golf course with wide-open,
unobstructed views of mountain and sea, but still walking distance to
town, also doesn't hurt.
What makes Marbella remain desirable but expansion limited is the
closeness of the surrounding Cordillera. These are the protective
mountains giving the town its world-famous mini-climate and also
represent the determining factor in real estate values here. Because of
it, just like in Monte Carlo, building space remains limited, always
driving prices up. For instance, the average current price of built-up
real estate in Marbella, is published officially at over 3000 €/m2.
(Source: El Sur, 24/06/08 Salvago Study). Our house on offer at only
1600 €/m2 therefore too good a deal not to have a look at fairly
quickly. More than a deluxe, small urban 'palacio', it’s a hell of a smart
investment with ridiculously low upkeep costs.
Finally, when the cycle's low you make your money. Wait till it's on the
move again, and you're too late! So it's now or never. As soon as
there's light at the end of the tunnel, the asking price of our house
will shoot back up!
